Large Detached Homes and 3-4 Storey Townhouses (2 - 4+ hours): Tall properties present unique challenges. Working at three or four storeys high requires specialised safety procedures. While doing this via ladder is incredibly slow and highly dangerous, we use a high-reach SkyVac system. Even with this advanced technology, carefully maneuvering the carbon-fiber poles up to 40 feet in the air and ensuring every inch of the gutter is completely clear requires patience, precision, and time.

If it has been three, four, or five years since your gutters were last cleared, the ecosystem up there changes completely. Over time, leaves and moss break down into a thick, heavy, compost-like sludge. Roof sand and grit wash down and mix into this sludge, creating a dense, heavy mud.

Did You Know? Deep, neglected gutter sludge holds a massive amount of water. When it freezes in the Scottish winter, it turns into solid blocks of ice that can crack your plastic joints.

Removing compacted sludge takes significantly longer. It cannot simply be sucked up in one pass, it often requires manual breaking apart, repeated vacuuming, and careful extraction to ensure the heavy weight doesn’t snap the plastic guttering during the cleaning process. Furthermore, if seeds have germinated and weeds or grass have grown deep root systems into the rubber seals of your gutter joints, carefully extracting them without causing damage adds extra time to the job.

Factor 3: Accessibility and Obstacles

A house is rarely just a simple square box sitting in the middle of an empty lawn. How easy it is to physically reach your gutters plays a massive role in how long the job takes.

Conservatories and Extensions: Gutters situated directly above a glass conservatory or a fragile lean-to extension are notoriously difficult to clean. You cannot rest a ladder against glass, and climbing on the roof is a recipe for disaster. Wet, sodden leaves stick to the inside of the plastic PVC piping like glue. It is much heavier to lift and requires a more methodical, slower approach to ensure the gutters are scraped completely clean.

Cleaning the horizontal guttering is only half the battle. The downpipe (the vertical pipe that carries the water to the drains) is the most critical part of the system.
